What is a deposit bond?

A deposit bond is simply a guarantee that stands in place of your cash deposit.

Instead of handing over, say, 10% in cash and having it locked away until your home is finished, a bond guarantees that deposit to us on your behalf. Your cash stays exactly where it is — in your account, your offset, or working for you elsewhere.

Then, at settlement, everything happens the normal way: you pay 100% of the purchase price (typically through your mortgage and savings, just as you would with any home), and the bond simply falls away. It's cancelled. You never "lose" the deposit — it was a guarantee, not a payment.

How it works, step by step

  1. Choose your Dhillon home and sign your sale and purchase agreement, just as you normally would.
  2. Apply for a deposit bond through our lending partner's broker network. The application is quick and based on the equity in a residential property you (or a related entity) already own.
  3. Get approved — usually within about 24 hours. No income assessment, no lengthy paperwork.
  4. Move in to the process with nothing paid. We cover the bond fee, so you have nothing to pay while your home is being built.
  5. Settle when your home is complete. You pay the full purchase price in the usual way, and the bond is simply cancelled.

Am I eligible?

To use a deposit bond, you'll need to:

  • Own a residential property, and
  • Have enough equity in it to support the bond. The amount of equity required depends on how long the bond runs (i.e. how long until your home is built):
  • 7–24 months: around 3× the deposit amount in equity
  • 25–36 months: around 4× the deposit amount in equity
  • 37–48 months: around 5× the deposit amount in equity

As part of the application, the bond provider confirms that equity and asks you to sign a counter-indemnity. In plain terms, that's your promise to make good the deposit if you were ever unable to settle — and it's secured against your existing property (the provider can register a caveat). It's the same commitment you'd be making with a cash deposit; it simply means you don't have to hand the cash over up front.

The honest fine print

We believe in being upfront, so here's the detail:

  • A deposit bond guarantees your deposit — it isn't a loan and it isn't cash you receive. At settlement you still pay the full purchase price in the normal way.
  • The bond runs until the sunset date in your sale and purchase agreement. If your home settles earlier than expected, there may even be a partial refund of the fee.
  • Deposit bonds are offered on our developments by prior arrangement and may be subject to our funder's agreement — but that's all handled behind the scenes for you.
